About the Role

Our client, a well-established and respected property management company, is seeking an organised and proactive Property Administrator to join their growing team on a temp to perm basis. This is an excellent opportunity for someone with block management experience who is looking to develop their career within a professional and supportive environment.

Working closely with two Property Managers, you will provide essential administrative and operational support across a medium-sized portfolio of residential properties. The successful candidate will possess excellent organisational skills, strong attention to detail, and the ability to communicate effectively with leaseholders, contractors, clients, and colleagues.

This role would suit an individual who is experienced within residential block management and can quickly become a key member of the property management team.

Key Responsibilities

Supporting Property Managers in the day-to-day management of a residential property portfolio.
Assisting with maintenance issues, major works projects, reporting, and client communications.
Liaising with leaseholders, residents, contractors, and suppliers to resolve property-related matters.
Managing and distributing correspondence, notices, and communications to leaseholders.
Assisting with leaseholder enquiries relating to service charge accounts.
Supporting the management of routine maintenance contracts and service visits, including lifts, fire alarms, water testing, and other statutory requirements.
Monitoring health and safety compliance, risk assessments, and regulatory obligations.
Logging insurance claims and liaising with insurers to ensure timely resolution.
Assisting with the preparation of management information packs for property sales and refinancing.
Working collaboratively with on-site teams to ensure the smooth running of developments.
Issuing service charge demands, ground rent demands, and Section 20 consultation notices.
Liaising with the credit control team regarding arrears management.
Processing contractor invoices and resolving any related queries.
Handling incoming telephone calls, taking messages, and prioritising follow-up actions.
Maintaining accurate records and carrying out general administrative duties.
Liaising with utility providers and brokers to ensure accounts and contracts are maintained.
Coordinating internal meetings and leaseholder/client meetings.
Preparing agendas, reports, and supporting documentation for meetings.About You

To be successful in this role, you will have:

Previous experience within residential block/property management.
Excellent organisational and time management skills.
Strong communication skills, both written and verbal.
A professional and customer-focused approach.
High levels of accuracy and attention to detail.
The ability to manage a varied workload and prioritise effectively.
Confidence in dealing with leaseholders, contractors, and clients.
Strong administrative and IT skills.
The ability to work collaboratively within a team environment.
